B&B/Inn Weekly Occupancy Survey Report



Summary

This week 183 B&Bs and Inns completed the occupancy. Thanks a lot for your participation and enthusiasm. We still need to get more folks to respond to the Seasonal Performance Survey so that we can close the survey next Monday. If you have not yet completed it please do so by next Monday (Oct. 25th). We will accept faxed versions of the seasonal survey if you are encountering difficulties submitting it through the web. All you have to do is print out the survey, fill it out, and fax it to us 517.432. 3597.

Beginning in January 2005 only B&Bs that complete the Seasonal Survey will be included in the Weekly Occupancy Surveys. CIBBR is providing for free to B&Bs and Inns a service for which many industries pay $ 000’s. The system will work if there is equity in terms of involvement and commitment. We are unswerving and appreciate the commitment of the 125 B&Bs that have completed the weekly and quarterly surveys, to building a system that will supply B&Bs with a variety of information. While we understand and respect that some folks are extremely busy we must build this system with folks that are excited about the potential of creating something that never existed before, and are willing to invest some time in its fulfillment. Our only hope of succeeding is to join with motivated and altruistic folks.

Even though the weather was not favorable – it looks more like fall than summer - Michigan B&Bs had a good week. In part this could be due to Sweetest Day, fall events and recreation and college and high school homecoming activities. The average daily occupancy was 38% for the rooms with private baths. Weekend occupancies averaged 66% for the rooms with private baths. This is 6% lower than that of previous week. Weekday occupancy rates averaged 27%. This week will probably not be as good. The average reservation rate for Michigan B&Bs and Inns for the week of October 25th is 15% for the rooms with private baths.

Wisconsin B&Bs and Inns had an excellent week due to fall color, festivals, good weather, Packer Football, as well as Sweetest Day. Seventy nine percent of rooms with private baths were occupied on the weekend nights and twenty three percent were occupied during the midweek. The average reservation rate for the next weekend is 30%, and only 11% for the weekdays. Next week’s average reservation rate seems to indicate another change in seasons.

We are glad to see that North Carolina continues to experience very high occupancies due to a combination of fall foliage, local events, and good weather. The average weekend occupancy rate for rooms with private bathrooms was 87%. This is about 3% higher than last weekend (84%). The average midweek occupancy rate was 47%. The reservation rate for next weekend is 47%, and it is 23% for the weekdays.

Overall, Virginia B&Bs and Inns benefited from wonderful weather, fall color, and a variety of local festivals and special events. Eighty seventy percent of rooms with private bath were occupied on weekend nights. Weekday occupancies averaged 32%. The average reservation rate for the week of October 25th is 33% for the rooms with private baths. Sixty six percent of rooms with private baths are reserved for the next weekend. We expect Virginia B&Bs and Inns are going to have very high occupancies for the week of October 25th.

The average daily occupancy rate for the rooms with private baths in California B&Bs and Inns was 50%. Weekend night occupancies for rooms with private bathrooms averaged 86%, and weekdays averaged a very respectable 36%. Fifty five percent of rooms with private baths are reserved for the next weekend; twenty seven percent are reserved for the weekdays.

As we mentioned last report, many Alaskan B&Bs and Inns are closed for the season. The average occupancy rate of those that were open to receive guests was only 13% for the rooms with private baths. There was no difference between weekend and weekday occupancies. About 29% of rooms with private bath are reserved for next weekend (30th and 31st) and 28% on weekdays. Halloween must be a big thing up in Alaska? Come to think of it some of them Alaskan B&B host are pretty scary (kidding my friends)!
